Step 1: Wish List

At our first meeting, I want to get to know you and learn about your vision of the ideal home. We develop a tailored action plan to achieve your home buying goals, based on the features that are most important to you. Understanding your unique preferences and priorities is the key to finding the perfect home for you. I will make your home buying experience smooth and enjoyable, whether you are a first-time buyer or seasoned professional.

Step 2: Financing

The first step to buying a home is to get a pre-approval letter from a lender. Pre approval guides our search and is necessary before looking at potential homes. If you don't have a relationship with a lender, I'll give you some options. An experienced lender on our team will ensure your new home closes on time.

Step 3: Home Tours

You are now ready to get inside these houses on your shortlist and see for yourself whether one of them will soon become your new address. Based on the information we collected during the first meeting, we will put together a selection of homes for tour together. It will include homes you "loved," homes that could be "maybes," and some that you may not have considered. Remember that you cannot change the lot or location, so make sure you love both. Take your time at each home, this is one of the largest purchases you will ever make, so it is worth learning as much as possible while you are there.

Step 4: The Offer

I will start by providing you with market analysis “comps” to help determine a competitive offer price I will walk you through the purchase contract, reviewing contingencies and your buyer obligations I will strategically negotiating the best price and terms I will make sure the listing agent and sellers know you want their home—and that you’ll be easy to work with all the way to closing. We have found THE ONE and you’re ready to put in an offer.

Step 5: Seller Acceptance

After we submit your offer and negotiate any counter-offers, we have a fully executed contract upon seller acceptance. With an accepted offer we then open escrow and the earnest money "EMD" will be due within three business days. I will provide you with a buyer timeline with all critical dates and tasks you need to complete.

Step 6: Inspections

You will need to hire professional home inspectors during due diligence period to evaluate the property condition. I can provide you with a list of reputable home inspectors and guide you through the inspection process. The inspector's report will identify any problems with the property, from minor repairs to more significant concerns. With this information, the buyer can negotiate with the seller for a repair credit, price reduction, or pre closing repairs. If an agreement cannot be reached, the buyer may withdraw from the contract during the inspection contingency.

Step 7: Escrow

Escrow is a neutral third party who plays a crucial role in ensuring that all parties involved in a real estate transaction fulfill their obligations as set out in the contract. Their responsibility is to receive and disburse the necessary documents and funds to complete the transfer of ownership of your new home. After all loan documents have been sent to escrow, you will meet with the escrow officer about 2-3 days before the closing day to sign the documents. On the day of closing, I will receive confirmation that your ownership documents, including the deed, have been officially recorded. And then, I can give you the keys to your new home!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
